This project was phased at the owner’s request so model apartments would be open and pre-leasing could take place. At 80% construction completion, there were already 60 units occupied and 20 more leased. 90% of the retail space had been leased as well. The project was awarded Best Retail Project of the Year, Best Apartment Project of the Year and Best Alternative Funding Project of the Year by NAPICO. The owner’s goal was to create a separate community within an old residential/industrial neighborhood. The store lined street with apartment over delivered the appearance and feel of a small town, and all goals were met.
